“Get in joor! I just became a billionaire on Lagos Life. I’m buying houses, relocating to Banana Island and dashing money anyhow!”
Lagos Life has made us all billionaires—in our imagination, at least. One minute, you’re hustling in Yaba; the next, you’re living your best Nepo Baby life. Then you close the app and charges debit notification from Access Bank reducing your #2000 to #1,500 brings you back to reality.
The game plays on a familiar Lagos stereotype: the Island represents wealth, while places like Yaba, Gbagada and Magodo become the “trenches.” But should that perception influence where we buy property or invest?
Is Mainland Property a Better Investment Than Island Property?
Not automatically. A property's potential depends on its purchase price, rental demand, expected income, costs, infrastructure and legal status, not simply whether it is on the Mainland or Island. The smarter question is whether the property fits your financial goal.
CBC Africa's Lagos Real Estate Outlook 2026 estimates 2025 land appreciation at about 9% in Yaba, 12.5% across the broader Lekki and Ajah corridors, 6.5% in prime Victoria Island and Ikoyi, and 17.5% along the Ibeju-Lekki and Epe axis. These figures do not mean one area will always outperform another; they show why investors should examine specific locations instead of relying on reputation.
The report's mid-2026 asking-price examples also show different entry costs: a standard two-bedroom apartment in Yaba was listed at around ₦140 million, compared with about ₦350 million for a four-bedroom terrace in Lekki Phase 1 and ₦850 million for a luxury three-bedroom apartment in Ikoyi. These are different property types, not a like-for-like comparison, but they illustrate how far a budget may stretch in different markets.
What Makes an Area Attractive to Property Investors?
Long-term demand matters. People move to Lagos for work, education and business; professionals need homes close to employment hubs, students need accommodation near campuses, and businesses look for locations close to customers and talent. Diaspora buyers also contribute to demand in some market segments.
That is one reason Yaba deserves more than a “Mainland” label. Its universities, professional community and technology ecosystem create housing and commercial needs. Other corridors have different drivers: industrial activity and port infrastructure support interest around Ibeju-Lekki, while transport links and expanding communities can shape demand elsewhere.
Demand alone, however, does not guarantee profit. Investors need to compare the purchase price with realistic rent, vacancy risk, maintenance, service charges and other costs.
How Should You Choose a Lagos Property Investment?
Start with your goal. Are you seeking rental income, long-term appreciation, a home for your family, or a mix? Research the neighbourhood, compare similar listings, calculate total ownership costs and verify the property title with qualified professionals before paying.
The Mainland is not automatically a bargain, and the Island is not automatically a goldmine. A good investment is one whose numbers, demand drivers and risks make sense for you.
Enjoy your Nepo Baby era on Lagos Life. But when real money is involved, leave the delulu in the app and let research lead the way.
